Property Details

Just 5 miles from the popular coastal town of Cullen, Newbigging is a picture-postcard property in an idyllic rural location, sitting within a 2-acre plot. Although located in Aberdeenshire, Newbigging is close to the Moray county border. Moray is renowned as one of the sunniest and driest counties in Scotland and offers a wide range of excellent places to stay, eat, and shop. The area is famed for its breathtaking scenery, long sandy beaches, and abundant wildlife, offering a wealth of leisure and recreational opportunities.

Cullen features a rich and diverse range of services and amenities and is a haven for arts, cultural and social events. It also boasts antique centres, independent vintage shops, and an architectural salvage yard. The town has a unique charm, good day-to-day amenities, and is home to the world-famous Cullen Skink, as well as an 18-hole links golf course. Educational facilities include a nursery and primary school, with secondary education available at Buckie High School and Keith Grammar School. Cullen is also served by a post office, medical centre, and community centre/library. Elgin, Aberdeen, and Inverness are all within easy commuting distance. Train stations at Keith and Elgin provide direct links to Aberdeen and Inverness. Buckie, Keith, and Elgin offer major supermarkets, a good selection of independent shops, and a range of sporting and recreational facilities. Aberdeen and Inverness provide all the facilities expected of a city, including extensive shopping, retail parks, transport links, and airports.

Newbigging enjoys a peaceful rural location, with the garden attracting an abundance of wildlife, including owls, red squirrels, woodpeckers, grouse, and visiting deer. This four-bedroom home offers excellent family accommodation, while the large U-shaped steading presents various opportunities for those looking to work from home or run a small business. A large paddock, previously home to eight sheep, further enhances the appeal.

Viewing is essential to appreciate the lovely setting and the many opportunities this property offers.

The property is accessed via a traditional double-leaf door, which leads into the hall, providing access to the lounge, sitting room/bedroom 4, kitchen, and staircase to the first floor. The lounge is a beautiful dual-aspect room full of traditional features, including wall panelling, picture rail, ceiling rose, and double-glazed sash and case windows (renewed in 2017). The focal point is the wooden fire surround housing a multi-fuel stove atop a stone hearth. The lounge enjoys lovely views across the garden and is finished with a wooden floor.

Currently used as a sitting room, Bedroom 4 is located on the ground floor and benefits from an ensuite shower room. Traditional features include panelled doors and a picture rail. This room has a rear-facing window and fitted carpet. The ensuite is fitted with a white WC and basin within a vanity unit with storage, along with a shower cubicle housing a mains shower.

The country-style kitchen offers garden views from a charming window seat. Truly the heart of the home, it features a traditional Aga alongside an electric hob. Built-in wooden kitchen cabinets with contrasting worktop and a freestanding Welsh dresser (which will remain) complete the space. The kitchen also includes a ceramic sink and tile-effect flooring. The dining set will also remain. Two traditional-style doors with thumb-latch handles provide access from the hall and into the rear porch. The rear porch leads to the utility room/WC and a large shelved pantry cupboard. The utility room includes a worktop, plumbing for a washing machine, a traditional pulley ceiling airer, WC, and hand basin.

The first floor is accessed via a wooden staircase with a carpet runner, leading to a large landing. The landing has a roof window to the rear and accesses the three double bedrooms and bathroom. All first-floor doors are traditional panelled doors.

Bedroom 1 is a spacious double with windows overlooking the front and side gardens. The room is beautifully decorated and features a cast-iron fireplace. Bedrooms 2 and 3 are also doubles, both with built-in storage cupboards with hanging rails. All bedrooms have fitted carpets.

The bathroom features a front-facing roof window and is fitted with a traditional suite comprising WC, hand basin, and a roll-top bath. The walls are panelled to dado height and the room is finished with vinyl flooring.

Garden & Steading
Newbigging sits on a 2-acre site with areas of lawn, stone chips, planting, trees, and a large paddock. The outbuildings include a U-shaped steading, a stone-built bothy, and a chicken coop. The garden is a tranquil space, surrounded by trees and extremely private, with no passing traffic.

The large steading is divided into four sections and has power and lighting. Sections 2 and 3 have been lined and floored, with a water supply installed. A previous owner operated a chocolatier business from Section 2, which is fitted with kitchen units, two large workstations/kitchen islands, a separate office with a built-in desk and furniture, and a large shelved storage cupboard. Sections 1 and 4 are currently used for storage but have direct access to the paddock. In the past, they were used as stables, and a large chicken coop remains in Section 4. Sections 1 and 4 also contain various workbenches, tools, and ladders, which will remain.

All fitted floor coverings, curtains, blinds, and light fittings are included in the sale. Most of the furniture may remain, with some exceptions; this should be discussed further. No warranty is given for the white goods, which will remain in the property.
